Overview.

Set in the market town of Romsey, Oxlease Meadows is a unique and landmark site developed by Bellway Homes with a completion date of 2020.

Originally, the site comprised of Oxlease Farm surrounded by the stunning Fishlake Meadows with the latter being a Site of Important Nature Conservation (SINC), a Site of Special Scientific Interest (SSSI) and one of the most important inland wetland areas in Hampshire.

After a highly complex and lengthy process managed by the experienced team, Stratland Estates secured approval on planning consent for the development of sixty-four 3, 4 and 5 bedroom homes at Oxlease Farm.

Our commitment to ensure the appropriate care and longevity of Fishlake Meadows led to this land being transferred to Test Valley Borough Council (TVBC) to manage as a local Nature Reserve.

Project Background & Details.

Stratland Estates worked in partnership with TVBC and the local community during a protracted consultation period. Following significant public support, the Oxlease scheme was approved in July 2014 by TVBC, enabling the previously non-accessible private land of Fishlake Meadows to be shared with the wider community.

Being a family led company a 25-year funding period by Stratland Estates that will ensure the long-lasting impact and legacy for the wider community. This funding will be used to develop an education programme in partnership with specific interest groups and onsite volunteers to encourage educational groups to visit the site and learn more from educational staff.

Educational access includes interpretation boards, viewing points and dipping platforms to encourage people to learn about the site along with potential for live showcasing of wildlife to be streamed to local schools. These aspirations align fully with the core values of Stratland Estates of supporting sustainability in their projects

Stratland Estates has invested significant resources liaising with the prominent local conservation groups, including the Hampshire and Isle of Wight’s Wildlife Trust in addition to the Romsey and District Society. We ensured a sensitive approach to dealing with the constraints of the site, both physical and environmental and to minimise the effects of development site so close to a SINC and SSSI.

The Oxlease Meadows development is testament to TVBC’s vision and acceptance of the public benefit to Fishlake Meadows versus the minimal impact of the development of 64 homes.The collaborative approach by all the organisations involved has been widely recognised and resulted in Stratland Estates being nominated as finalists for the 2015 Planning Awards.
